What is ThePropVest?

ThePropVest is a curated real estate investment platform covering a small number of hand-picked opportunities across India and Dubai. Rather than listing every available property, founder Mayank Gupta personally evaluates each opportunity on fundamentals, risk, and downside before it's added to the site.

What is the "5D Filter" you use to select opportunities?

Every opportunity is run through five checks before it earns a place on this site: Due Diligence (developer, asset, market, pricing, and legal structure checked against filings), Discover (opportunities most investors aren't actively looking at yet), Downside (what happens if the expected upside doesn't show up), Diversification (balanced across India, Dubai, and asset type), and Delivery (support through acquisition, documentation, and eventual exit).

Which properties does ThePropVest currently cover in India?

Three India opportunities, each personally site-visited: Boulevard Walk (commercial, Panvel — Mumbai), Oceano in Malvan (plotted development, Maharashtra), and F Premiere (residential, near Jewar Airport).

Which properties does ThePropVest currently cover in Dubai?

Two Dubai developer partners, evaluated through the same 5D filter: Nirvana Residences by Meraki Developers, and the Dugasta Portfolio. Unlike the India exhibits, these are evaluated through desk-based due diligence against the developers' own investor documentation rather than an in-person site visit.

Are the rental yields and returns shown on the site guaranteed?

No. Projected returns, rental yields, and appreciation figures shown throughout the site are illustrative, not guaranteed. Rental guarantees and buyback commitments mentioned for Dubai projects are developer promotional programmes, subject to the developer's own terms and the executed Sale & Purchase Agreement — not something ThePropVest independently guarantees. Real estate carries risk, including illiquidity, construction delay, and title risk.

Where do the return, rental yield, and appreciation figures come from?

Every figure is sourced from one of three places, labelled as such throughout the site: developer brochures and investor documentation, independent third-party research (e.g. Anarock), or a personal site visit. Projected and modelled figures — appreciation, rental yields, currency assumptions — are illustrative scenarios, not guarantees, and are kept visually distinct from anything contractual.

Is Dubai real estate a good option for Indian investors right now?

It can be a reasonable diversification option worth evaluating: the UAE dirham is pegged to the US dollar, so a rupee that weakens against the dollar over time adds to INR-denominated returns on top of rental yield and any capital appreciation. That said, this is a modelled, illustrative assumption, not a guarantee — currency rates can move either way, and any Dubai allocation should be sized and diligenced like any other real estate investment.

What if my budget doesn't match what's currently listed?

Tell us your budget, geography, and objective on the enquiry form — entry points across the current book range from ₹35.89L (Boulevard Walk, commercial) to ₹4.24Cr+ (Astra South, Dubai), and new opportunities are added periodically. If nothing currently fits, we'll say so rather than push something that doesn't.

I've already found a property elsewhere — can you evaluate it for me?

Yes. Share the brochure, price sheet, RERA/DLD details, and location on WhatsApp or through the enquiry form's message field, and it gets the same 5D evaluation as anything featured on this site.
