CommercialExhibit 01
Live & trading since 14 Aug 2026

Boulevard Walk

Plot C-02, Sector 4, Greater Noida West, Gautam Buddha Nagar — The Mall · The Halt · The Wing

📍 97.1% residential, only 2.9% organised commercial — a large underserved catchment on a 130m-wide, 663 ft-frontage road

1.6M sq.ft of mixed-use commercial in a catchment that's 97% residential — and for once, this isn't a promise on a rendering. It opened.

🏗 The Halt is still finishing — current Mall & Wing pricing reflects the pre-completion window, not the post-completion one
Investment Snapshot
Entry
₹35.89L (Zudio, 100 sq.ft illustrative)
Return structure
8% of BSP lease guarantee, 5 yrs
Holding period
5 yrs (lease guarantee term)
Developer
Regal Emporia Infratech, ~12-yr RERA promoter
Legal status
Leasehold — single 2012 lease deed
Exit strategy
Resale of the strata unit; full value likely tied to The Halt's completion
Our take: High confidence in the demand thesis — the mall is open and trading, not a rendering. The main open item is purely legal (leasehold tenure), not a market-risk question.
Why consider
  • Operational since 14 Aug — not a pre-launch promise
  • 97.1% residential vs. only 2.9% organised commercial catchment
  • 60+ brands already trading, incl. Carrefour, Zudio
What to verify
  • Leasehold tenure under the 2012 deed
  • 12% appreciation is a projection, not audited
  • The Halt's completion timeline
97.1% / 2.9%
Residential vs organised commercial stock, GNW
663 ft
Reported road frontage, 130m-wide road
60+
Brands onboard incl. Carrefour, Zudio, Regus
  • Why it works: GNW is 97.1% residential, only 2.9% organised commercial — a huge underserved catchment.
  • Scale: ~1.6M sq.ft — mall + hotel/serviced-apts (The Halt) + office tower (The Wing), 2,000+ parking bays.
  • I visited 16 Aug, two days post-opening — escalators running, stores live, footfall real.
  • Developer: Regal Emporia Infratech ("Home & Soul"), ~12-yr RERA promoter, 4 phases on this project.
  • Nearby: Gaur City Mall, ~2km, is the established anchor (~7.5L sq.ft, 120+ stores) — Boulevard Walk is bigger in scale and format, and now open at a currently lower entry price.
Worth confirming before you sign
  • The site sits on leasehold land under a single 2012 lease deed — have a property lawyer confirm remaining tenure and its effect on resale and financing.
  • The 12% appreciation figure is a well-supported projection given current momentum — not an audited or contractually guaranteed return.

Sindhudurg District, Maharashtra — 12 acres, gated NA plots, by Twin Peak Realtors

✈ 10 km to Chipi (Sindhudurg) Airport · ranked #7 nationally for land-transaction growth (Anarock, 2025)

Goa is full. The Konkan coast just north of it is where the next wave lands — and this one is already registered, not a promise on paper.

📐 Fixed inventory — 12 acres, 93 plots, full stop. Land doesn't get made twice; once these are allotted, there's no phase two here
Investment Snapshot
Entry
₹46.6L (3,500 sq.ft plot, launch price)
Return structure
Land appreciation-driven; no guaranteed rental

Developer
Twin Peak Realtors
Legal status
RERA approved, ready for registry, bank loan available
Exit strategy
Resale of the registered plot, or build and sell/rent a villa
Our take: RERA approval and bank-financing availability reduce typical plotted-land risk — but this is an appreciation bet on a region that's still early in its growth curve, not a stabilized income asset.
Why consider
  • RERA approved, ready for registry, bank loan available
  • Ranked #7 nationally for land-transaction growth (Anarock)
  • Fixed inventory — 93 plots, no phase two
What to verify
  • MahaRERA registration number & promoter/SPV entity, in writing
  • 7/12 title extract & NA layout approval
  • Regional growth thesis is still early-stage

NA plots, 3,500–5,000 sq.ft
#7
Sindhudurg's national rank, land-transaction growth
10 km
To Chipi (Sindhudurg) Airport
  • Why Sindhudurg: Goa is overcrowded and land-scarce; this belt's ~125km of coastline (vs. Goa's ~105km) is where government focus and buyer demand are shifting next.
  • Mumbai–Goa travel time down to a reported 5–6 hrs (from 14+) via NH-66, the coastal highway, and RoRo ferry — plus MOPA and Chipi airports nearby.
  • Independently ranked #7 nationally for land-transaction growth (Anarock, 2025) — a real, sourced market signal.
  • Real tourism catalyst: MTDC's ₹110.58 Cr underwater museum near Nivati is confirmed under construction — it's a marine museum, not a theme park.
  • 12 acres, 93 plots (3,500–5,000 sq.ft), NA sanction obtained, RERA approved, ready for registry with bank loan available.
Where it stands
  • RERA approved and ready for registry — bank loan financing is available, not a future promise.
  • Still ask for the MahaRERA registration number and the registered promoter/SPV entity name in writing before you pay — standard practice on any plotted-land deal.
  • Get the 7/12 title extract and NA layout approval copy as part of your paperwork, same as I'd recommend on any land purchase.

Exit strategy
Resell or rent B&C now; Tower A after 2027 possession
Our take: High confidence on Towers B&C — finished, CC issued, and confirmed in person on site. Tower A carries the usual construction-completion risk until possession.
Why consider
  • Towers B&C finished, CC issued, personally confirmed on site
  • Jewar Airport already live next door — a delivered catalyst
  • Down to one configuration per tower — genuine scarcity
What to verify
  • Tower A's completion date, in writing
  • Separate, unrelated Supreme Court land dispute for the wider precinct
  • Fresh inventory vs. resale — protections differ

Tower A possession, still under construction
  • Catalyst: Jewar Airport went live 15 Jun 2026 — the corridor is a delivered catalyst now, not anticipated. Industry commentary cites up to 120% appreciation in parts of the belt since — not an independent guarantee.
  • I confirmed on site, Aug 2026: Towers B & C fully finished, balconies lit, facades complete — CC issued 22 May 2026, 252 units.
  • Tower A is still finishing structure — expected possession May/Jun 2027.
  • Inside Jaypee Sports City, F1-circuit views, architecture by Aedas Singapore.
  • Parent group's JAL insolvency resolved (NCLT/Adani, 17 Mar 2026) — doesn't itself settle a separate, unrelated Supreme Court land dispute for the wider precinct.
